TENANT FAQ

  • How do I pay my rent?

    Log into your online portal to pay your rent. If you are not yet registered, please create an account here!

  • How do I submit a maintenance request?

    Please submit a maintenance request through the tenant portal


    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.
  • How do you screen prospective tenants?

    All applicants complete a multi-level online application that includes a credit check. Applicants are also required to provide employment information and contact details for past landlords or prior living situations. This process helps ensure we place qualified and reliable tenants in your property.

  • Do you have properties that allow pets?

    Some properties do allow pets. Pet approval is at the owner’s discretion and must also comply with any HOA or AOAO rules and restrictions for the property.

  • What utilities are included?

    Utilities vary by property. In most cases, tenants are responsible for paying General Excise (GE) tax and utilities in addition to the base rent. Utility responsibilities will always be clearly outlined in each listing and lease agreement.

  • How do I schedule a showing or apply?

    You can apply directly through our website. Each listing includes an action button that allows you to submit an application online. If you are interested in multiple units, your application can be transferred within our system. Our applications are universal for CTK properties, and we do not accept applications from outside vendor platforms.

  • Is there an application fee?

    Yes. The application fee is $35 plus tax. Every adult (18 years or older) who will be living in the property must complete a separate application. Application fees are non-refundable, regardless of application outcome.

  • How do you screen prospective tenants?

  • Who pays for advertising?

    CTK Rentals covers the cost of advertising and the initial marketing photos for your property. This service is included in our management rates.

  • As an owner, how do I receive monthly statements and view my property’s performance?

    Owners are provided access to a secure online portal where they can view monthly financial statements and transaction history.


    We use AppFolio as our property management software. This platform allows owners to easily track:


    • Rent collection (including online payments)
    • Accounting and financial reporting
    • Tenant screening and leasing activity
    • Maintenance requests and work orders
    • Vacancy marketing and listing syndication
    • Communication with tenants and management

    Each owner receives a personal login to view financial information for all of their managed properties in one place.

  • What taxes does an owner pay when renting out a property?

    When an owner rents out their property, the rental income is subject to Hawaii’s General Excise Tax (GET). GET is a privilege tax imposed on business activity in the State of Hawaii and is calculated on gross income, meaning the total rental income received before any expenses are deducted. Gross income also includes any costs passed on to the tenant, such as GET itself.


    Activities subject to GET include, but are not limited to, rental of real or personal property, services, retailing, construction contracting, and other business activities.


    Returns may be required to be filed monthly, quarterly, or semi-annually, depending on the owner’s total annual tax liability. Filing deadlines are typically on the 20th day of the month following the reporting period.


    Our management company can remit General Excise Tax on the owner’s behalf for a nominal fee.


    Please note that property taxes are a separate tax from GET. Property taxes are paid directly by the owner and are not paid by the management company.


    If you do not currently have a General Excise Tax (GET) license, we can assist you with obtaining one for a one-time setup fee of $20. 

  • How do you screen tenants for my property?

    At CTK Rentals, we carefully screen every prospective tenant to ensure they meet your standards and protect your investment. Our process includes:
